Cloverdale Mall's Redevelopment: A New Chapter for Etobicoke Begins

Toronto's City Council has recently greenlit the first phase of the eagerly anticipated redevelopment project for Etobicoke's Cloverdale Mall. Spearheaded by QuadReal Property Group and Mattamy Homes, this initiative is poised to inject new life into the community with the introduction of 606 condo units across two towers, located at 2 and 10 The East Mall Crescent. This decision, passed unanimously and without debate, highlights the project's alignment with community and city visions for sustainable and vibrant urban living.

The Etobicoke York Community Council's approval on January 19 set the stage for this groundbreaking decision, signaling strong local support for the project. Since its initial proposal in July 2020, the project has undergone significant enhancements, including increased tower heights and residential unit counts, from the initially proposed 27 and six stories with 450 units to the current 33 and nine stories with 606 units.

Notably, QuadReal and Mattamy Homes have committed to creating a pedestrian-focused environment, as evidenced by the significant reduction in vehicle parking spaces in favor of increased bicycle parking, now boasting 457 spaces. This aligns with the broader vision to transform the Cloverdale Mall site into an "urban village" centered around community, retail, and green spaces.

The redevelopment masterplan, skillfully reimagined by Giannone Petricone Associates, pivots from a traditional retail main street to an urban village concept, featuring two large public parks and a significant increase in residential units to 5,268. This evolution responds to feedback from city planners and the community, emphasizing more residential, community, and retail space, alongside enhanced amenities and green areas.

These changes not only cater to the current needs and desires of Etobicoke residents but also anticipate future community dynamics. The introduction of towers ranging between 11 to 48 stories across nine development blocks showcases a diverse and scalable approach to urban development, blending residential living with accessible retail and community spaces.
